BASIC CONSTRUCTION COST
Each home site may also choose to have one 24’ x 40’ optional storage garage. This is a storage garage in addition to the attached garages. Some Buyers may opt not to have the storage garage. The 24’ x 40’ storage garage is an attractive looking wood-frame building designed by the architect and it fits into the overall architectural design of the development. This well-designed building also has a small second-level dormer with a window. It features a 10’ overhead door and a service entrance. The additional cost for this storage building is estimated at $$43,000.00 based on bid/estimate as of December 1, 2010.
ATTIC AVAILABLE AT ADDITIONAL COST
Additionally, if the lot buyer wants to utilize the attic area for non living purposes - ie storage - as defined in the Association Documents, special trusses may be utilized and a simple stair system constructed for an additional charge. In which case, there will be a functional attic. This storage building is intended to store the lot owners' possessions such as boats, four wheelers, etc. and is not to be rented out to others.
COST OF ATTIC WITH ROMAN TRUSSES
As a buyer, if you desire an attic in the storage building/garage, the additional cost per the contractor's estimate is $5,000.00. You will receive Roman Trusses and a space that is approximately 12' wide by 24' long, and 7' high. There will be a construction grade stairs to the attic with a railing.
CROSS SECTION
The cross section of the storage building/garage shown here demonstrates that additional space may be available as attic space by changing the truss system. As stated, there will be an additional cost to the storage unit/garage owner. Also, a "birds eye" view of seven 24' x 40' garages/bays are shown connected and offset for architectural appeal and interest. Depending upon the degree of interest by lot owners for the storage building/garage, the intention of the developer is to build two sets of seven units. Less storage units may be built.
