You’ll be able to buy a lot on private property on Island Lake – initially being offered at $199,900 which includes utilities and the infra-structure per plans. The street, the community lighting, the landscaping, the drilled wells/water system, the wastewater treatment system and the engineering is all included.

As Duluthians know, most of the land on Island Lake is leased land.  This development is private land. And leased land is very expensive.  Amazingly, this private property will cost you less than a leased lot!.

The Island Beach Resort townhome land is all private. You have the deed. You own the land!

These prices are unheard of for private land on Island Lake!

You can build a one-level home, a 2-story, a home with a basement or a home without a basement.  There are several types of homes you can build. You can choose your own builder and you’ll have fifteen years to build subject to certain restrictive use.

By boat – just outside of your front door – it is just a few minutes by water to the Island Beach Inn and Tom Sawyer-type rope swings from island "cliffs."

Wake up every morning to the panoramic lake view with Christmas Island in the backdrop and the skating pond near the lake, and your boat on the lift before you. Every day's an adventure. Explore all the islands on this big lake. In the winter, it's a wonderland of cross country skiing, snowmobiling, ice fishing, and even skating on the community pond by the shore.

The Island Beach Resort development is a gorgeous 8.69 acre setting with a sweeping sandy beach and 140' peninsula from which to watch sunsets that rival, in many people's opinion, the famed red sunsets of Key West's Mallory Square.

The Island Beach Resort occupied this land continuously since 1944. Sixty years ago, the resort pioneers selected the pristine sites in uplands with great swimming beaches and safe harbors for dockage. On one side of the peninsula is a sandy swimming beach with gradual depth – a favorite swimming beach to tens of thousands of vacationers over the six decades. On the other side, the peninsula protects boat dockage from prevailing winds.

The boat launching ramp that has served to launch many a boat over the years will make bringing in yours and your guests’ watercraft convenient and easy.

Directions From Miller Hill Mall

The total driving distance from the Mall to the Island Beach Resort home sites is just 16.5 miles. Go north on Miller Trunk, 2.6 miles to Ugstad Road where there is a stop light. Turn right and drive 2.2 miles to the Martin Road. Continue straight ahead for 9.5 miles going north. This is now the Lavaque Road. You come to a stop sign at the Minnowette. Turn right on the Fish Lake Road. Drive one mile and turn left on the Fredenberg Lake Road. Drive 1.2 miles. The future home of the Island Beach Resort home sites is at the end of the Fredenberg Lake Road on Island Lake.

Directions From The Sunset Lounge (Intersection of Martin Road and Rice Lake Road)

The total driving distance to the homes is just 10.3 miles. From the Sunset drive north 6.0 miles to the Emerson Road. Turn left on the Emerson Road and travel 3.1 miles to the Fredenberg Lake Road. Note that when driving west on the Emerson Road, the blacktop road turns into the Beaver River Road, and then turns into the Fish Lake Road (all in this in a 3.6 mile stretch). On your left, you will see a small lake. The Fredenberg Lake Road is on your right. Turn right and drive 1.2 miles to the site.
