The Island Beach Homes have been architecturally designed by Noel Knudson. A complete specification book and full architectural plans are available in the Edmunds LLP office at 2200 Water Street. Site survey and utility engineering is by Short Elliott and Hendrickson Inc. John Hinzmann, Matt Bolf, and Tim Byrnes with SEH have been instrumental to this development. Their web site is www.sehinc.com. The Landscape design is by SAS Landscape Architects Luke Sydow and Mathew Daley, in conjunction with site concept planning by Noel Knudson. Well Information from Kent Well Drilling
As of November 1, 2007, three new wells have been drilled by the Bob Kent Well Drilling company. The depths ranged from 185' to 220'. the pumps for each screened well are stainless steel 220 volt submersible pumps. A central water supply system designed by A and T pump services - The Pump Docter, in which the submersible pumps in each of the three wells will pump into a 3000 gallon storage tank. In the tank, there will be a 65 gallon per minute constant pressure submersible viable speed submersible pump. From there, it goes into 2" water line and into the pum control building. There will be one 119 gallon pressure tank, water treatment equipment. Electric heater, pump controls for the variable speed pump, and it will have its own separate power supply. the reason for the separate power supply is so the fire department can tuilize the 3,000 gallon tank in the event of a fire. The main water distribution line for the project is to be 2" high density polyethylene reducing to 1" to enter the homes. Lines are to be buried 7' deep and covered with foam insulation for addiitonal frost protection. With the health and safety of the occupants being foremost, the wells will be tested for bacteria, nitrates, hardness, iron tannisns, manganese and acidity. All procedures and materials are to meet the Minnesota Department of Health code and N.S.F standards. Additionally, there will be a fourth well drilled specifically for the use of the fire department.
Septic System Information from Bob Whitmyer of MATRIX Soils & Systems
Bob Whitmyer is considered the foremost expert in this region in multi-family wastewater systems. Click here for more information on MATRIX. Bob described the wastewater system in the following manner.
The wastewater system will be a septic tank-subsurface infiltration system. Each home unit will be served by an individual septic tank for solids separation and lift station to convey effluent through a common force main to a dosing station in the treatment and dispersal area. Treatment and dispersal will be via gravity filtration. There is a main leach field area and there is a back up leach field area. At the point that the lot owner builds his/her home a holding tank on the lot owners property and a pump needs to be installed at the home owners expense - the estimated cost to the homeowner in 2008 is approximately $5,500.00.
